Rent can be paid online through the resident portal or by mailing a cashier's check, personal check, or money order to our office at 1155 SW Morrison St. Suite 200 Portland, OR 97205. At select properties, we offer residents the ability to pay in cash by using PayNearMe at participating retailers. Please contact your property manager to inquire about cash payments. We encourage online payments for speed, convenience, and security.
Rent is due on the 1st of each month. A late fee may apply if payment is not received by the grace period stated in your lease. Please check your lease for details.

All maintenance requests should be submitted through the resident portal. To submit a new maintenance request, please login to the portal and on the main dashboard click "Create Request." For after-hours emergencies (such as flooding, no heat in winter, or fire), please call our emergency maintenance line.
Emergencies include flooding, major leaks, fire, sewer backups, no heat during freezing temperatures, or anything that poses immediate danger to health/safety. Routine repairs (like minor leaks or appliance issues) should be submitted online.
Residents may not make alterations without written approval from owner/management. Unauthorized changes or alterations may result in charges at move-out or fees added to your ledger.
Pet policies vary by property. Please check your lease or contact our office to confirm whether your unit or the one you're applying for, allows pets and what pet fees/deposits apply.

Deposits are returned within the timeframe required by law after move-out, minus any deductions for damages or unpaid charges. A detailed statement will be provided. To maximize your refund, return the unit in clean, undamaged condition. If you would like to be refunded by ACH direct deposit rather than a physical check; please login to the resident center and agree to direct deposit refunds under the "my account" page.

All occupants must be approved in writing by owner/management. Roommates or additional residents must complete an application and be added to the lease before moving in.
You are responsible for setting up and paying for utilities in accordance with your rental agreement. Some properties may require utilities to be paid directly to the provider, while others will charge a flat-fee or RUBs based on usage or number of occupants. Check your rental agreement for more details on who is responsible for utilities and how it is calculated. We will provide a utility contact sheet at move-in with account setup instructions.
Parking rules vary by property. Some units come with assigned spaces, while others operate on a first-come, first-served basis. Please refer to your lease or property guidelines.
Yes, most of our leases require tenants to carry renter’s insurance with a minimum of $100,000 liability coverage. This protects your personal belongings and provides liability coverage in case of accidents. You can upload proof of insurance or purchase a new policy by logging into the resident center and selecting "Renters Insurance" on the lefthand side.
You’ll receive a renewal notice 90–120 days before your lease ends, along with subsequent email reminders. If you’d like to stay, simply follow the instructions in your renewal offer and/or email.
